Who will deal with your matter?

Your matter will be handled personally by one of our qualified and experienced property lawyers:

You will have direct access to your appointed lawyer by telephone and email, so you always know who is handling your matter. Our team of assistants will support with file administration.

Hourly rate: £350 + VAT (currently 20%)

Our team is approachable, proactive, and experienced—with over 40 years of collective post-qualification experience in Property Law—ensuring expert guidance throughout your transaction.

Perfectly Legal is regulated by the Solicitors’ Regulation Authority (SRA) and has professional indemnity insurance in place.

Charges

While property matters are often transactional, complexities may arise. We aim to be efficient while safeguarding your interests, especially against fraud or title issues.

We’ll discuss your needs upfront to provide a tailored quote for timeframes and costs.

Fixed estimates apply unless otherwise stated. VAT (currently 20%) is charged where specified.

Typical Fees

  • Conveyancing (sale/purchase): £1,250 – £6,950 + VAT

  • Remortgage: £950 – £1,500 + VAT

Factors That May Increase the Quote

  • Leasehold purchases (e.g., lease rectification, assignment of existing lease)

  • Complex legal titles (e.g., restrictive covenant issues)

  • Breaches of planning/building regulation approvals

  • Separate legal representation for lenders

  • Help to Buy scheme involvement

  • First registration or part transfer of land

  • New build properties (tight deadlines & paperwork)

  • Joint ownership (additional drafting required)

  • Expedited/exchange within shorter timeframes

  • Corporate or complex ownership structures

  • Bespoke/customised instructions

  • Share of freehold sales (involves co-freeholders)

  • Defective/unregistered titles or required indemnity insurance

  • Delayed or missing documents/enquiries

Any additional work is charged at our hourly rate.

Additional Costs

Disbursements are third-party costs we pay on your behalf (e.g., Land Registry, Stamp Duty). You’ll be informed of these as soon as they are known.

Common Disbursements

  • Land Registry title copy: £8.80 + VAT

  • Land Registry fee: Varies (no VAT)

  • Stamp Duty: Varies (no VAT)

  • Property searches: ~£400–£600 (incl. VAT)

  • Bankruptcy search: £7.80 + VAT (per person)

Leasehold Disbursements (Usually*)

  • Notice of Transfer/Charge: £50 – £250 + VAT (per notice)

  • Deed of Covenant: £50 – £300 + VAT

  • Certificate of Compliance: £50 – £100 + VAT

  • Share certificate issue: £50 – £100 + VAT

*Exact amounts will be confirmed upon reviewing property documents. Leasehold/freehold ground rent or service charges may also apply.

Potential Additional Fees

  • Redeeming/porting mortgage: £125 + VAT

  • Outgoing bank transfer: £45 + VAT

  • Incoming bank transfer: £20 + VAT

  • File storage: £45 + VAT

  • Electronic ID verification: £30 + VAT

  • Acting for lender: £250 + VAT

  • Land Tax Return submission: £95 + VAT

Exclusions

We do not provide tax advice.

Timescales

On average:

  • Exchange of contracts: 4–6 weeks

  • Completion: ~2 weeks post-exchange

Timeframes vary based on:

  • Number of parties in the chain

  • Mortgage arrangements

  • Lease complications (e.g., lease extension)

  • Search/survey results

  • Enquiries and responses

  • First-time registrations or new builds

We’ll keep you updated throughout the process.

Complaints Procedure

We’re committed to a high standard of service. If you have concerns:

  1. Please speak to your solicitor or supervising partner.

  2. If unresolved, you may escalate to the Legal Ombudsman:

    • Within 6 months of our final response

    • Within 1 year of the issue or when you became aware of it
